The project is implanted on a ground with a total area of 1364 m2 and takes place in the old industrial zone of Porto, which is now being regenerated, by using the land for activities related to enterprises, replacing the previous industries.  The land-use planning classifies the ground as a zone of “ … progressive settlement of enterprises representative of different business areas and those that develop investigation and innovation in order to promote the city competitiveness and its role in the region, as well as complementary uses such as dwelling, services, commerce, equipments and hotels, tourist enterprises and restaurants”. Making part of this process of regeneration, the building is implanted perpendicularly to Manuel Pinto de Azevedo (MPA) Street.

The project respects the planning, as it is inserted in a lot object of division. The southwest façade defines a new square opened to Manuel Pinto de Azevedo Street. It looks for dialogue with this public space, designing a front marked by the relation of the entrances and shops with this “square”. This idea is reinforced by the fact the building closes itself in the small front of the street. Formally restrained, the built volume wants to show two moments: the contact with the ground, very clear (transparent), in glass, where all opaque plans are covered with steel plates; and the relation with the more opaque horizon line, where the alternation of the  openings introduces tension in the drawing of the elevations. The superior floors will be overlaid with thin plaster applied on thermal insulation - thermal insulation composite system. By being protected by exterior awnings of the same color of the plaster, the openings contribute, in these floors, to a dynamic relation of the façade, which therefore can have multiple combinations. These materials, steel and thin plaster of a dark color, remind the industrial past of the zone. The reference to the industrial past of the place has always been present in our options concerning the design and the materialization of the building.

The building, of mixed use, shelters a school and offices. In order to allow autonomy of uses, two columns of vertical communications serve each of the programs independently. On the ground floor, a “front” of commerce turns to a broad square in the northwest. In this front, two shops with public access by the exterior of the building – a cafeteria and a stationery centre – work associated with the school program.

The school has a door on the southwest façade, near Manuel Pinto de Azevedo Street. This program takes place on five floors: ground floor, first floor, second floor, third floor and half of the fourth floor. On the ground floor there is the reception and a foyer supporting the auditorium with 200 seats. The entrance of the school is through a space with triple ceiling height, marked by a staircase that besides the function of a strolling way assumes a sculpture character. The first floor is constituted by the school office, the library and six classrooms. The next two floors have seven classrooms each, the library – which is organized in two floors – occupies part of the second floor and the staff room is located on the third floor. On the fourth floor, there are two classrooms and the Head Office. The interior corridor, naturally illuminated, is broad enough to allow other uses besides distribution. Flexibility in the use of the classrooms was a main concern in the whole process of conceptualization. Therefore is presented a solution that makes possible, either on the first floor or on the second or the third floors, create a unique space by joining four or five classrooms from the southeast wing. The northeast entrance will allow the distribution to the offices that occupy half of the fourth floor and the whole fifth and sixth floors.

Implantado num terreno com uma área total de 1364 m2, o projecto desenvolve-se na antiga zona industrial do Porto, actualmente num processo de regeneração, com a desafectação do solo para outras actividades ligadas a actividades empresariais em substituição da anterior função industrial. O plano de ordenamento do território classifica o solo como zona de “...progressiva instalação de empresas representativas das diferentes áreas de negócio e as que desenvolvam a investigação e inovação de excelência, de forma a promover a competitividade da cidade e o seu papel na região, bem como usos complementares, designadamente habitação, serviços, comércio, equipamentos e estabelecimentos hoteleiros, empreendimentos turísticos e de restauração e bebidas e de restauração e bebidas.” Fazendo parte deste processo de regeneração, o edifício está implantado perpendicularmente à Rua Manuel Pinto de Azevedo (MPA).

Porque incluído num lote objecto de operação de loteamento, a implantação respeita o plano. A fachada sudoeste define uma nova praça aberta para a Rua Manuel Pinto de Azevedo. Procura o diálogo com este espaço público, desenhando uma frente marcada pela relação das entradas e lojas com esta “praça”. Esta ideia é reforçada pelo facto de o edifício se fechar na pequena frente de rua. Formalmente contido, o volume construído quer afirmar dois momentos: o contacto com o solo, muito transparente, em vidro, onde todos os planos opacos são revestidos a chapa de ferro; e a relação com a linha do horizonte mais opaca, onde a alternância das aberturas dos vãos introduz tensão no desenho dos alçados. Estes pisos superiores serão revestidos com reboco delgado aplicado sobre isolamento térmico. Ao serem protegidos por telas exteriores na cor do reboco, os vãos contribuem nestes pisos para uma relação dinâmica da fachada, que assim poderá ter múltiplas combinações. Estes materiais, ferro e reboco delgado de a cor escura, aludem ao passado industrial da zona. A referência ao caracter de passado industrial do lugar esteve sempre presente nas nossas opções de desenho e materialidade do edifício.

De uso misto, o edifício acolhe uma escola e escritórios. Para permitir a autonomização de usos, duas colunas de comunicações verticais servem independentemente cada um dos programas. No rés-do-chão, uma “frente” de comércio vira-se para uma ampla praça a noroeste. Nesta frente, duas lojas de acesso público pelo exterior do edifício - uma cafetaria e um centro de cópias - funcionam associadas ao programa da escola.

A escola tem porta na fachada sudoeste, junto à Rua Manuel Pinto de Azevedo. O programa escolar desenvolve-se em 5 pisos: rés-do~chão, piso 1, piso 2, piso 3 e metade do piso 4. No rés-do-chão, para além da portaria há um foyer de apoio ao auditório com capacidade para 200 lugares. A entrada na escola faz-se por um espaço de pé-direito triplo, marcado por uma escada, que para além da função associada a um percurso deambulatório, assume um carácter escultórico. O piso 1, recebe a secretaria, a biblioteca e 6 salas de aulas. Os dois pisos seguintes compreendem 7 salas de aulas em cada piso, ocupando a biblioteca - que se organiza em dois pisos - parte do piso 2 ficando a sala dos professores localizada no piso 3. No piso 4, apenas duas salas de aula e a administração da escola. O corredor interior de distribuição, iluminado naturalmente, é suficientemente amplo para proporcionar outros usos que não apenas a distribuição. Tendo a flexibilidade de utilização das salas de aula sido uma preocupação presente em todo o processo de concepção, é proposta uma solução que permite tanto no piso 1, como no piso 2 ou 3, fundir num espaço único quatro ou cinco sala da ala sudeste. A entrada no extremo nordeste garantirá a distribuição para os escritórios que ocupam metade do piso 4 e a totalidade dos pisos 5 e 6.
